Ultimate Sales with Hal Becker | Sales Experts Insights

My name is John golden from sales pop online sales magazine and pipeliner CRM, and today I’m delighted to be joined from cleveland ohio by hal becker. How you doing how so we I won’t be requesting how to stand up during this interview? We all done seated. So how? If you don’t know how already is a nationally known expert on sales customer service negotiating, he was number one sales person at the age of 22 in a sales force of 11,000 at Xerox Corporation, which wasn’t an easy thing to achieve, which for sure – and he has Mentored and trained a lot of people over the years and he’s written a number of books.

Can I have five minutes of your time. Lip service get what you want, but his latest book is the ultimate sales book so Hal. I wanted to understand so you written all these other books. You know you’ve worked with a lot of people. What was the genesis of the ultimate sales book? Well, let me just preface it whatever sales book you read, there’s nothing new. So it’s just repackaging information. In fact, I tell people if you’re in a book store, you see any my books, don’t buy them by Dale Carnegie how to win friends, influence people written in 1936.

So before I even get to the ultimate sales book, because I laugh because it’s doing supposedly I’ve told my publisher – it’s doing very well in Korea, South Korea, Poland and Japan, but the u.S. Is not doing that. Well, the next book I’m very excited about because it’s not published yet, but that was the best title. I’ve ever come up with ever it’s called elevators features a cramp take the escalator that is even when that book comes out.

There’s nothing new. It’s just repackaging of information, so whatever I give you or my opinions or bit-bit fact, based on all the other books written in the last 70 or 80 years. So this the ultimate sales book West, was an experiment. I thought: okay, I’m an idiot. Most salespeople are idiots felt like myself and we have a TD. We don’t like. We can’t afford an expense report, a little read a book.

I already put this three-page chapters and they have a very humorous quiz right afterwards. You know four four sentences. You know for questions but humorous to see if you retain any of the information, so the a the the goal was to put like a book in a workbook together in a very short two-hour read, and it covers everything in sales. Again, nothing is new, so it comes anything from hot to cold call how to use the phone and how to you know, handle objections.

I think once a closing the customer test so weak ask a good question zone and everything else in between. So what do you when you say: okay, so Dale Carnegie, you know way back when in the thirties – and you say you know nothing has – has really changed but have what are what are some of the things that you see or challenges? That may be a little bit different today than when, when you when, when you started selling well, I’m still selling, because I’m the weekends buddy.

Once I have a neat piece, Motown band and I’m paid, we booked a year advance and I’m a 62 to $ 100. An evening, but I’m the one who’s the sales, not getting all the business and I’m trying to kill myself to make nine dollars an hour, so sales, the sales, the sales, the sales. What what has changed is this technology, so my opinion and when I say a penny, that’s all it is because people can differ.

You know disagree with me everything’s relationships and from the 1910s to the 1990s there were two ways to get an appointment. When was this, when was this, then things changed with the event: the invention of the internet and email, then, when 2007, when the iPhone came out and everything along that social media, just what we’re doing here, everything changed the landscape change, because now we have phone knocking On doors, email, voicemail text, so with changes transactions and how to get the appointment, so you have to be well-versed in typing, you got ta belt, be well-versed in texting, using the phone knocking on doors and what I’m fighting.

So to answer your question specifically now, in my opinion: what’s changed, is we have much shorter attention spans? So less is more. You got to get to the point. You’ve got 7 8, 9 10 seconds and you’ve got to be well-versed in all areas. So many other twenties grew up on technology, so in my age in the 60s grew up through technology, so it’s a whole different, ballgame mom and, along with that, business has become transactional like I’ve never seen before before it was relationships and and who knows where it’s Going to go we’re in the middle of a hurricane, nothing mentioned that the hurricane is sitting right now, but but with Google and Amazon we don’t know.

I totally agree with you and actually, if you can, if you can learn how to knock on a door with your phone while you’re texting on this, but I agree with you, I mean I think we don’t know where we’re going. But the part you mentioned in my relationship, I think and and I’d love to get your opinion on this. I think the idea of relationship was maybe played down a little over the last number of years, because people was always all technology and everything and yeah they were sort of saying.

Oh, you build digital relationships, but I think the relationship aspect is definitely coming back to the fore and people are realizing that that, at the end, the end of the day is still the critical piece 26 year old kid again. As a kid to me, he said well, this is his line. Emails for information, not communication. I’ll, give you the perfect example I’m going to give a plug to this company if you’re a musician or whether you buy a microphone if you’re a speaker whatever it is.

There’s, Sam Ash, you know the stores there’s Chris Tyra center. They have their online presence as well and then there’s a company that most physicians own called Sweetwater. I have no idea what a sweet wire is, but I want to try them once to order something online. They are so good that they call you three or four times a year, just leaving a voicemail, no upselling, hey hi. This is Casey from Sweetwater.

Just wan na stay in touch say hi. I needed to place an order this week for hunting down the right. I’m a nothing thing: the only people I could think of was placing it through them and instead of just going online, I called them mm-hmm because it was just a spam, so wonderful like so I could use technology or use the person and when companies marry the Two now we’re in the perfect world, and I don’t think companies have figured that out yet yeah.

I I think, you’re a hundred percent right because I think we’ve all had the same experiences, but sometimes it feels like companies leverage technology to keep us from ever talking to someone right, yeah I’ll, give you a great example how there was a while back where I Had to update a subscription on the site and the site was going through some changes and to do the they gave you a phone number. When you call the phone number went through the phone tree, I told you to go to the website.

When you went to the website and put in your details, I told you to call the number and you were in just in this insane loop yeah. The first thing I look for is a contact number if they just have the contact form by I move on. I want to have a relationship if I need it down the road and it’s just just no companies couldn’t we could talk about service all day. Long. Do you provide or not you’re you and I we’ve never met until now, you’re.

First of all, you texted me earlier just ping me early. We started this call early you and I for the instant relationship within four seconds and or you would need not form a relationship. That’s life yeah it wheat, but most people don’t even take the chance to do that anymore. I’d have to ask you, I mean because interesting that you know you when you were at Xerox, arrived because Xerox was one of the you know leading companies when it came to sales – and I don’t know if you know I I I run a company called hath.

Wait for a while, which was spin selling, which was near Rackham, who actually did a lot of work with Xerox back in the day right? What are there? Are there some things that you learn too zero? I told those years ago that you have kind of carried through your whole career as real core skills. What’s funny about the way that was with who’s running a company now out of London, is it Tony Hughes? Yes, I bet we would seminar together in Athens, Greece, maybe a year ago or so, and my opinion again is what I when I went to I’m a screw-up.

You know I had a 1:7 acumen high school, I mean that’s a d-plus average, the guy across the hall me. I couldn’t get a job so much comfier to Xerox yeah. How do I sell copiers? I mean what’s the lower on the food chain and I never go into our training. I went whoa and then we went to our training center, which is three weeks 21 days, and then I was so immersed in Venice that I decided to do something.

I’ve never done in my life. I read a book on sales and I got hooked and from that moment on, in these words, I try to eat, tell sales people because the only profession I’ve ever seen it’s made up of amateurs. If you want to be treated like a pro, do something athletes will do anything they cannot to sit on. The bench salespeople are comfortable on the bench, so whether it’s reading a book, whether it’s whatever so to answer your question so from Xerox, we went through.

What’s called PS s1, which is for professional selling skills one because that’s one became PSS, two became PSS. Three became need. Satisfaction, selling became spin selling, it’s all the same, which is question based selling find out about the customer. However, you want to do it to have a conversation and when you leave, do you know more about them or they know more about you. I just gave you eight hours in a sales course.

That’ll close, don’t get fancy just stop talking about yourself. I tell people it’s a date time date. If you don’t want to date, talk about you, the other person’s, going to sit there and go what a loser just walk out finding out about the other person. So do you, and that is something I did a couple of things I just want to dissect from what you said number one there’s the point about what you were saying is that a lot of people come into sales and never have any training right.

It’s one of the fun it’s one of the few jobs you can get where you’re not and yet there’s yet the ones who stand out are the ones who they don’t even wait around for as Eric’s to train them. They they invest in themselves right, but a lot of people don’t so, is that one thing that you would really encourage people to do if they’re, if they haven’t done it already, it’s invest in your own in your own training.

Absolutely and there’s a Jim Collins where the book would be great to every seller, but there’s one line in them that made all the sense get the right. People on the bus and my opinion, the two most important qualities for a salesperson and you can’t train either. Um and there’s no specific order to a number one is a desire. If you don’t have desire you’re not going to be great because it’s a skills, you have to hustle whether its existing customers, whether it’s inside sales, outside sales, new business and number two – and this is the big one.

You can have high empathy where you’re truly putting a customer first and not the sale, can’t train either of those and so most salespeople when they start to study and learn the science of, because I don’t know about you, I am NOT going to a self-taught doctor. I don’t wan na self-taught salesperson, so when I’m around a real pro that truly puts the customer first and they read them, do that Tommy the field or buying something? That’s it they’re going.

This person gets it and I’ve always liked women salespeople over men. I think they’re more empathetic, I think the more genuine, the more she’s here. They know how to multitask better right that people disagree with you, but I ya know, and I think that the the empathy wants it in is an interesting one, because I think a lot of people don’t understand what them. But empathy really means right and some people think it’s because I had this conversation one time with some other people and their argument.

Saying: oh, you know. If you get too empathetic you know, then you might even talk yourself out of a sale or whatever, and I say I said but empathy, it’s not always. Empathy isn’t agreeing with somebody. Empathy is understanding and trying to put yourself in their shoes, and sometimes you may have to deliver hard truths to somebody. You know and that’s what real empathy is right. Why say? Yes, this isn’t right, for you, empathy is, you say, talk yourself out of a sale, great sales people never listen themselves out of a sale.

It should be the opposite: 90 minimum 70 % of the time he shouldn’t be talking since these world even from a long time ago. Think the more they talk, the more endearing they are, the more the customer likes. It is the opposites, the less you talk, the more the customer talked to the more event they like you and you’re. Not there be light if you’re there to do your, I don’t care. If I like my doctor when I go winter, my doctor’s job is just to make me well and if I am well, I got my annual physical and I’m eating 80 Twinkie today, you say: keep eating Twinkies, so I want to be a doctor of blank in Sales, it’s interesting, you say about the listening, because that is the part that I think again it’s a thing that I don’t think a lot of people understand they they’ll understand all day.

You can say you need to ask a good question say: yes, obviously, and then you need to listen to the answers. Yes, obviously, I need to listen to the answers, but there’s listening in this listening right, there’s listening and really you know understanding what they’re saying and processing it and maybe asking clarifying questions and validating what you’re hearing as opposed to listening or scribbling down something, and then Thinking yeah, I got it.

I need to see they’re trained for the whole warehouse, so this is how simple decision I can’t believe, my friends, I can’t I can’t I can’t take money to teach this stuff. Here’s how simple this is and you’re going to laugh at this job. Take a reporter notes in front of them. Take any talks on hopes from Jimmy family Johnny Carson. Their questions are in a cube, truck an index card, a pilot’s as a pre-flight.

A teacher has a lesson: plan attorney, sent notes or briefs. Quarterbacks have their plays on their sleeve. I’m going on this list to all professionals. She has people walking with a blank legal pad or a brochure. So I have to fight what I need to fight. I mean fight to convince them. You have to go on a call with your questions, written out and pull them out in front of you. You look you’re looking down a few times.

What you’re supposed to do at the question you’re going to be asking me if you didn’t come in prepared with questions? What kind of reporter would you be in here, but you’re supposed to be doing and that’s what they’re supposed to be doing and it does the most important things just what you were talking about? First of all, if you don’t ask the questions, you get the answers, but if it’s written down you now truly get to listen to the customer.

Instead of thinking what you’re going to say, next yeah, no and and and we have we have empirical evidence of that, like when I, as I said when I ran house when we did engagements with companies, one of the leading indicators of success were salespeople. Who did proper call planning, says people who wind it like you said, didn’t have as much success and it’s there I mean the evidence. Is there, but yes, how many? If, if you took ten random sales, people off the street – and you said, show me your calendar right, all 10 of them would have customer appointments on them.

Hopefully, prospects customers, how many, how many whoops yeah? How many many of them you reckon, would have 10 or 15 half an hour set aside for planning? Well, because it’s second nature you’re a pro. I would never want a sales call without my questions or even if they’re tattooed to my arm, but I make salespeople when I’m on a sales call. I ask those people to question your own. What’s your goal number two more questions and that’s what he treats just teach the sales managers.

Where are your but you’re not going on a call to your questions written out, I don’t care what bullet points on. I care how you do it. It alleviates you from talking all the time and they still get because again, they’re self taught pick up a book, become a student and learn what and every book says the exact says. Don’t prepare don’t be too genuine. Don’t be honest? Don’t be sincere, it’s just a little more car might have questions and just listen.

There you go, and I think and I think how as we come towards the end, I think the other thing that we’re fighting against now is. Unfortunately, we’ve started to become this very casual shortcut culture and I think sometimes these age-old lessons they just when when people hear them they’re just like yeah and but the reality is, if you want to be successful, put in the work prepare. Well, you probably like myself when you fly quite a bit.

The pilot, probably on that same plane, is doing six to eight takeoff and landing today on the exact same plane and every time they do that they do a physical inspection of the same plane, plot their information and do a pre-flight, because they’re prepared that doctors back. That list of questions on the fiscal they do two three four a day. I don’t see a doctor walking out going forgot the hard thing I still have in my hand the shortcuts take take them on the paperwork.

Don’t do expense report, fine, you won’t get paid, but don’t make a shortcut on sales call. You’ve got an average of an hour and 20 minutes a day. That’s it for an average outside salesperson to be in front of customers and you’re going to take a shortcut. Mm-Hmm, I don’t know you, we all love money, that’s why you’re in sales most of it exactly listen, how this has been great. Listen when does you’re a new book come out.

Oh well, I’m hoping this one takes off in North Korea as well, Korea. I can’t wait. I can’t wait. This come out because you know if the publisher does a great job. Well, it should sell here because of the ATD yeah. No, I think, that’s great but like I said I hope it penetrates North Korea this time and listen before we go. How? If y’all are interested in the exact when I got, I will put it up in a card for you. My walkthrough hold on. I can’t like turn things and look at the viewfinder. At the same time, I got the lux cover and I actually have an interchangeable cover behind it, because I want to use this as a dry erase board at some point.

So I got an additional cover and this is the woven wonder, pattern in the lighter version and then the luxe version had the woven wonder only in the light kind of Navy based and then they also have a black one. That has the white lines in it. As well so anyway, this is my life planner and I do get the hourly layout and it looks like this and I have done a couple of other articles about this planner and I will link them down below for you as well.

Alright, let’s get this back straight again! Here we go so I have been kind of brainstorming how I was going to use this page. This page is at the very beginning of the planner, it’s right after the view of 2000 and 2018, all the way to the end of 2019, and I just have never really utilized this in any of my life planners and I’ve. This is my third life planner. Fourth, life planner. I can’t remember, there’s been so many I was thinking about it last night and I’m like you know what I have so many like little home projects.

I want to do that. Don’t necessarily need a full page like it doesn’t need like a whole notes page as I’m trying to stay so it’s like well, maybe I can put in all the different like areas in my home that I possibly want to work on in 2019 and kind of Have like a running checklist of things I want to get done and then, when I get them done that I can check them off my list. So that is what I’m going to do today.

I already laid down some page flags as to like the rooms. I want to like talk about in each category and I used my Erin Condren clip in stylized, sticky notes. It has these old teeth right here, so you can literally just with them in if you want to, and they don’t pop out until you go like a deuce. So I kind of figured out that these were all the rooms in the home that I would possibly want to focus on.

I have a little bit of a smaller home if you guys have seen my vlogs or anything like that, but clearly this could work for any sized home or apartment or condo or whatever, but you could just make it your own or if you want to get A little bit more specific, you could, you know, there’s other things you could do. What I’m going to be using today is going to be this Erin Condren. This is there like conversion of washi, but it’s paper tape, but it really goes with this woven wonder pattern.

That’s at the top there, so I’m going to use that on here as well as I have these metallic scalloped boxes from coffee break, planner, which I absolutely love in the foil, and these are gold, which I thought would look really nice with my gold coil that I have so I’m going to put in like kitchen or dining room or whatever on there, and then I also have these from Erin, not Erin Condren. Oh my gosh coffee break planner, I’m losing it today.

Um – and these are these cute little houses, which I think I’ll incorporate in some fashion on here – I’m just not sure how just yet and then I think I have some checklists from Christian designs still, but I’m going to just look real quick, alright. So I am almost out of these checklists, but I think today I’m going to write down, maybe one or two things in each category. If I have anything kind of pending on my mind and then I’m going to use these little checklists, just kind of just put them in so I can cross them off and check them off when I complete them, and today I’m also going to be using.

I can Trevor if I talked about this, yet maybe I did maybe I didn’t. I don’t know I’m going to be using my pilot ultrafine point permanent marker to use on my coffee break planner stickers and then on my actual page, I’m going to be using this jelly roll. Oh eight, it’s kind of like a more like a darker blue version. I believe they call it blue online, but it is more of a like a true Navy and I will link the pen sources down below for you guys as well.

So let’s get this party started. Let’s see how I’m going to do this, I’m not like totally sure yet. I think I want to leave like the little colour kind of poking out still, but let’s, let’s see, let’s see what looks good all right and this little bookmark is also from Erin Condren. It just snaps in again all right. I think I like the way that looks. Let’s, let’s do one together and then I will speed up things because we all know how redundant things could get on the Internet all right.

So I think I like how that looks. I just wrote entry and then let’s try this one as well, so I’m just not I’m not sure y’all, I’m not sure, okay yeah. I think I’m into this okay. So, let’s speed up the footage a little bit and I will do all the rest of these and then we will chat at the end when I am putting in all of the different tasks that I have for each location of my home all right. So I am finally all set up with all the rooms that I want to focus on for 2019 in my home, so I’m super pumped about that.

So let’s talk about the things that I want to do in my home. I’m actually going to use some of these little checklist from Christian designs. If you guys are interested, it’s the kad, zero, zero, four seven, eight I’ll link her shop as well as all the other sources that I’m using down below. But let’s focus on one page: at a time and I’ll zoom you zoom in a little bit Emily come on there. We go well zoom in just a little bit and four on the paper.

Here, I’m going to be using this jelly roll, oh eight! So in the entryway, I want to focus on a few things, so I’m going to just lay this down, oh and by the way I like to use a tweezers to lay these down, because they’re very, very meticulous, I’m currently using a Revlon tweezers with the slant Like the area, it’s probably easier to see it on the white there, with the like slanted tip, I feel like these really helped with pulling them like pulling them off of the sticker sheet as well as laying them down.

It gives me more control I’ll leave a link below if you guys are interested in exactly the ones I am doing so in the entryway. I want to do a few things, so let’s write those in and then we’ll talk about it, alright. So in my entryway I want to do two specific things. I want to change out my light fixture and they also want to paint a bench. There’s a bench. That’s actually a built in that was you know in the home before I bought it, and it’s kind of that golden oak color that all the rest of my other cabinetry is or was, and I want to paint that white at some point.

So that’s kind of on my to-do list living room. I don’t really have anything like really specific. I want to do in the living room for 2019 in my half bath. I also have a couple of things I want to do so. Let’s put those in alright. So in my half bath I want to paint my vanity. It’s also that golden oak color and I want to paint my walls, I’m kind of kicking myself that when I moved in here a year ago, I didn’t just paint the bathrooms either because the bathrooms actually weren’t that bad, but now looking at them, it’s like.

Oh, I want paint those so anyway, that’s part of my things that I want to accomplish in the laundry room. I really don’t have anything specific in there in the garage. I have a couple little things and we’re going to put those into there’s. Actually a couple of projects within this project, but it’s hang shelving and then the guest room is not going to be a guest room anymore. But I want to do a couple of little things, but my main one I’m going to put in for 2019 all right and then the guest room with bunny ears.

I need to find an air mattress that will work for my space and I also need to figure out some bedding storage solutions for the space as well. When I have guests come over, I’m either going to set them up in the loft or my new office, which is currently a guest room, but I’m going to change that over into an office. So there’s going to be some major changes happening at the fde house. In 2019, all right, so, let’s move along to the next page over here, so I’m just going to put in all the things that I want to do in each location and then we’ll talk about it at the end, all right.

So I think I am done now so I did add over on this side under garage keypad. I forgot that I really wanted to get one of those like keypad things. The funny thing is, is my home is already wired for it, but the keypad that’s out. There is like a faux keypad like it’s, not real, so you have to put in your own and all that good stuff, but I am going to hopefully be working on that in 2019, so over to the right in the kitchen.

Of course, I want to do a ton of things to my kitchen, but in there big things too, so I want to switch out the light fixture. I currently have this like a track system that I really don’t like, so I’m not sure if the lights still have to be tracks or if I can just get new actual like lights, for the track, I’m not sure but off to consult with an electrician. On that, I want to paint my cabinets, which is a huge undertaking, and then I also want to install a garbage disposal in the kitchen in the dining room.

I don’t really have any specific plans for the dining room at this point, but we’re going to just leave it open. I’m sure I will put something in there at some point. As for the loft again, the light fixture, the light fixtures are really really horrible here and what’s actually kind of funny is that the original owner spent more money on these light. Fixtures that I just think are hideous they’re like these like weird like spotlights, and that just doesn’t do it for me, so I really wish he would have just left the original ones in there cuz.

I know what they look like. I’ve been to my neighbor’s house and those are all original and I’m like whiney just leave those in there I mean they’re, not fabulous, but they’re, not bad, like they’re, not bad, like the ones that I heard I already have, but anyway, but switching out the light Fixture in the loft is one of my main priorities and then in the master bath. I want to paint my cabinet and vanity.

I have like oh tall, like like kind of built into the wall cabinet and then the vanity and then paint the walls again. Both bathrooms are basically the same in my bedroom. I don’t really have any like specific design plans or anything like that or things I want to buy just yet I’m going to leave that open because I’m sure I’ll put something in there at some point. As for my office, I have a huge remodel to do and I need to buy all of my IKEA office furniture and then the other tasks that I have that I’m like really needing to do is I need to remove the closet door and then I want To put up some like draperies and stuff in its place, as I set up my IKEA office furniture, I won’t be able to open the closet door all the way, because they’ll get swings and I’ll have a piece of furniture in the way and no one’s going To be using that room anyways besides myself, so I want to just remove the door and I will end up just putting the door in my garage and storing it out there for the next possible owner, oh and speaking of the office.

I do need to do one more thing in there, which is to paint the trim of the doors. So let’s put that in as well. Actually, I need to paint the doors too. What’s with that, and I need to paint the doors anywhere but in the office for sure I was thinking about just getting new doors but they’re so expensive. You guys, like I don’t know if I could do that, it just seems like kind of a waste cuz. The doors are fine, it’s just they’re like not a nice color for my design, aesthetic.

So I think I’m just going to spend the time and money and effort and just paint them versus spending a ton of money and getting them installed and having to deal with contractors here and doing all that stuff. And you know it’s just it’s just a whole long thing: it’s not just a door, it’s like the casing and the trim and all that and they going to rip everything out. It just becomes a whole long thing, but anyway that is going to be it.

Tons of people are freaking out about them. Maybe one of them is eating you and we’re going to help out why you don’t need to freak out because of the new housing or housing category box all right, so let me show you what’s going on so if you go into your ads manager and you Click on create it’s going to have this new thing right here right.

It says new category required for us credit, employment and housing ads if you’re, based in or targeting the US and you’re, creating a campaign that includes ads for credit, employment or housing offers. You must choose that category that best describes your ads any ads that aren’t correctly categorized by August 26th, won’t run until they’re edited to comply. So you know you click you don’t have on learn more I’ll include this link.

If I, if it’s possible to include that link, don’t think it’s going to be, I was going to try and clue that on the description but anyways, it’s really simple. Okay, so if you just view right here, you click on this. It asks you what’s your ad category, okay, so you can see right here. Here’s credit ads for credit card offers, auto loans, long-term financing or other related opportunities. So if you’re doing you know, that’s really all the long-term financing could be considered us, but they have that in housing.

So the next one is employment. So if you’re running ads for jobs or any of that kind of thing and the one that really matters to us is housing right, so that one says ads for real estate listings homeowners, insurance, mortgage loans and other related opportunities right. So you want to check that now that’s going to make sure that you’re compliant. Ok! So then, when you actually go to make your ad, you know, depending on whatever kind of ad you’re running, let’s just say if you’re running you know a conversions, I had, for example, or I’ll, just use a lead generation ad, if you’re using one of those.

So you can hit continue here and now I’ll show you what’s the difference, the main difference is right here on the ad set level. Okay, so first off is once you pick your page, whatever page you’re going to use to do that now, when you come down here in the audience, okay, so number one you can see saved audience are no longer available because most of them are going to be Non-Compliant they don’t even allow you to save the audience’s right now.

Okay, so you can use custom audiences, though all right so you can use. You can use custom audiences that you’ve built whether that’s custom audiences from your database from things within Facebook. Even people that open your lead forms read our articles engage your page, those kind of things as well um. Now, when you do the location, so first let me switch to like America. Obviously so, let’s just say, if you go to a city level right, if you just play like Arlington Texas, it’s going to automatically go Arlington Texas plus 15 miles.

Now the other option is that you could just put in an actual. You know an actual address of a house in in Arlington right and then it was going to pick off of that. So instead of picking off the center of the city, it’ll pick off the address that you actually wanted to go from. So you have a couple options there and obviously you can still change everyone in this location, people who who live here, so you can still have that.

But if you look here, you know zip codes aren’t available anymore, where you used to be able to select or exclude certain zip codes, and now you can no longer do that right, you! Actually, if you look at a location, there is no way to exclude anything at this point. It’s just based on that specific radius. So when you come down the age, you have to keep 18 to 65, plus so you’re, literally targeting every adult on Facebook, with the ads and you’re targeting male and female.

You don’t have the ability that to select unselect one of those one of those options, male or female, so you have to go with both genders, but Facebook you’re kind of relying on Facebook right because 18 to 65, Plus and I’ll show you an example but yeah Um you’re kind of relying on them that, based on what your ads about what you’re saying that you wan na hit they’re going to go and still select who their being? Who your as being shown to.

Because you know they’re in the business of keeping people happy. The users and if they start showing everybody ads word, you know an 18 year old or a 65 year old on your ad. That makes sense for them. Eventually, it’s going to wear down the users and they’re going to leave so right now, what they’re trying to do is make sure they provide a good user experience, and I think that, instead of you being able to select who to show the ads to Facebook is Going to do that with their own information, okay, now here you can select English or if you look, there’s also a couple of other couple of other things available.

I believe that Spanish is available in here. I don’t know: Hindi is available. Oh it’s! This Filipino available Filipino, where they don’t call it Tagalog, but there’s a lot of languages that are in here. So, if you’re doing different language campaigns, you can see that that’s still an option now becoming the decode targeting what’s cool. Is that a lot of stuff? That’s still in here right, so, just like show you a couple of different options.

I mean you’ve got real estate, you have real estate broker, you have real estate investing and you have realtor.Com Zillow Trulia homes.Com. I think maybe not hmm. I thought um. Let’s see you know there, of course you could just come in here in the end of suggestions and see what else is in here house: hunting, first-time buyer homes, calm, you know luxury real estate. You can see all these different options that are in here.

Alright single-family detached home pre-qualifying for lending mortgage calculator or refinancing so you’re all things that are in here right, cash out, refinance home equity line of credit right. So there’s things in here even still to Target reverses right all these home equity. Look at all these things! Where you could go if you’re trying to get refinances, there’s a bunch of stuff in there for that as well right.

But if you just look at that as an example, so you’re at six hundred thirty thousand people running for that kind of big big audience. We just wanted you to see you know it doesn’t have to be super scary, there’s still a lot of different options that are in here. I think one of the main areas where they took out everything is around milk in veteran, says, veterinary medicine. Well, military. Let’s say you can you would like air force yeah see, so you just have to kind of look through here and see what all in here, but basically you know so some stuff is going to be affected right, depending on what kind of ABS you’ve been running.

If you’ve been, you know, if you’ve been running different, gonads, there’s there’s different stuff people use right when it comes to running for different niches, different industries going after specific companies. Some of that stuff is going to be affected. But, what’s great is let me try to see if I can find if I can go a mother and can’t real quick one. Second, all right, so let me show you this real quick is so I decided to do a test right.

What these changes. I was like man what’s the kind of a campaign that could really be hard to do now and one an example is a 55 Plus community right. So there’s a lot of retirement, active retirement communities, whatever you want to call them and adult-only neighborhoods, and so I decided to run one of those with a new targeting now keep in mind. That means I have to turn you 18 to 65 right. So here’s just an example.

I ran this one right here for ten bucks a day and you can see what my cost is right. 14 leads. I reached 451 people, 56 cents. A lead. What’s cool! Is that if you just look at the numbers right, the fact that he got twenty eight link, clicks and fourteen forms? That means that the form is converting at 50 percent? I, what landing page do you know, that’s converting at 50 percent right and even just overall, the ad itself.

Facebook only put the ad in front of 451 people right. So if you divide, if you divide 14 divided by 451, that’s a three percent conversion. 3.1 percent conversion from cold market seeing the ad to took actually converted to a lead. So it’s pretty awesome. If this kind of stuff, you know interest, you only reach out to us lesion alone officers, comm slash, apply or one agent away. Comm. You can see what we’ve got going on inside the Legion, but this is the kind of stuff that we’re talking about in there all the time is, you know the change is everything going on with Facebook and snapchat and YouTube, and Google and Instagram, and these different Platforms so that we stay on top of the ones that interests you the most right right now.

Obviously, Facebook ads is crushing the fact that we’re getting leads for 56 cents. You know pretty epic, so just wanted to show you that and and again this is even with the changes right. So this is what the changes – everybody’s freaking out – we’re getting leads for 56 cents and you know ask yourself even if these leads only converted at one or two or three percent. How many would you need to convert from 56 cents so we’re going to get an ROI all right, so this is one way that we’re using Facebook Ads.

Book Scout from BookBolt – Keyword Research Tools for Low Content Books

It was just released the other day and I’m only just now playing with it. So I wanted to jump on and give you a really quick overview of how the tool works and if you don’t have book bolt already, I have a link below and you can also use my coupon to get a 20 % discount after your three day.

Trial is over, but for folks that have booked boat. It’s waiting for you in your back area, and this is a really great opportunity to get some information about some of the top selling books. Keywords that we’ve been trying to get access to, and only before, had to use expensive tools to be able to gain this information. So when you log into book vault, once you have it it’s just. I already looked at one of these books and I’ll go through what I did to get to this.

But it’s just right here on the side side, navigation in vault, in your members area and one of the things that’s important, is you only get 25 lookups a day? Now you that’s a lot, there’s, no reason why you should be looking up a lot of books. Every single day like this to get their keywords, so this really is something that comes near the end of your research process. You’re. Looking up your keywords: you’re finding the books that you that you want to create the niche that you want to get into and now when you’re, getting ready to populate the backend keywords as you’re uploading to KDP.

That’s where this tool comes in. So, let’s take a look. I looked at this gratitude book. Most of us are familiar with it if you’ve been doing any research on Amazon at all. So we took a look at this book. It’s a number one bestseller. It has been since 2017, so it’s been around for a long time. I find that the tool works best. The book Scout works best when you’re looking at the top-selling books, and that really is where we want to get our information from.

So I’m in the all category, not the books category, I’m in the all category and getting my results right here in this particular situation. It isn’t important for me to dig down into books because, but bolt is going to do that for me. So I just want to look at the top-selling books for the keyword that I’m looking for and I’m using DS, Amazon, quick view which I think anybody who’s readed. My articles in the past already has that as one of their main tools, so the Amazon quick view tells me what my BS are is tells me where, in other categories that this book is ranking for – and it gives me my Aysen, which is the Amazon identification Number Amazon shop identification number, so this is a product number exclusive to Amazon: it’s not the ISBN of the book.

It has nothing to do with the ISBN of the book. This is an Amazon identifier for their products on their platform, so we want to grab this number right here and we’ll go back to the book Scout and you would just basically paste you can see I’ve already done. Some research paste the number right there. Then you click the search button and it takes a couple of seconds for it to come back. It might even take as long as a minute, depending on how busy the platform is, because it does have to go out to Amazon and then bring the information back.

But look at the information that we get from this book now if you’ve used book both before then you know that you get some of this information if you’re just doing your regular product search and so the value of this doing product and keyword research is that You’re not limited to searches at all when you’re doing your products and your keyword, searches, you’re only limited to your 25 lookups when you’re getting down to the nitty-gritty here and a book bolt is actually going and dipping into Amazon here and pulling these information back now.

One of the important things to understand is that you’ll never ever have 100 % real time, Amazon numbers, so these items count and the search volume count are extrapolated based upon you know, bloggers, rhythms and all kinds of fancy, math stuff that Neil and his team have Done to get to approximations because Amazon number one doesn’t reveal these numbers so tools like helium and others. A merchant words all depend on their own sort of access to Amazon and then other complicated mathematics that they do in the background.

So these numbers right here will never 100 % correspond to the total overall results that you find, but you’ll find over time. As you use this tool, I’ve looked it up a couple of times, you’re getting very, very close, normally within a thousand here, a thousand there which really overall, isn’t going to matter. The most important thing to understand is that Amazon, BSR and rankings change 24 hours.

Every single day of every single day of the week and of the year so 24/7 365 Amazon ranks change and are updated, and so that’s impossible for any tool to ever be up-to-date with Amazon’s numbers. So close is good enough for what we need it for in this particular case. What’s so cool, and it’s also very critical that you do not you do not. I can’t emphasize this enough. Do not copy all right now, there’s a couple of people that I’m finding that are copying.

Some of these bestsellers and amaz and Amazon KDP just recently changed their rules, saying if you try and look a book and you actually steal their title and steal their description, you could lose your account, so don’t copy this information but use it for inspiration all right. So there’s lots of ways to use this title and take some really good information out of this title. So what book scout is doing? Is it’s looking at the title in the description and it’s going into a couple of different places? It’s using the book’s title.

It’s using Amazon, autosuggest keywords that are in the populated keyword drop down in gratitude journal, so it looks at some of the words that are here all right and pulls those into this tool. So you can see. I have all these words down here. Now, I’m not going to go into every single detail and I’ll tell you in a minute why the other cool thing is is this is the rank, so this book is ranking number one in the number one position for this entire phrase in the all area and The all not done in books, but in all right – and so I can toggle this – this rank there’s a little arrow here, so I can toggle it back and forth.

So maybe number one is a little bit too competitive. I’m seeing how many items are in this competition so like down here. Good-Day journal has 36,000 competitors now. If I look it up on Amazon, it’s probably going to say 34,000, it might say 40,000, so it’s somewhere in this vicinity. All I know is that the whole heck of a lot – but here I have this – a 600 search volume good day planner now this has only got 13,000 competitors, but it has a high search volume of 1000.

So that’s really great. So this is a word. I definitely want to have a phrase that I want to have in my back and keyword box, seven boxes I have on the back end. I would use this phrase in my first boxes: good day planner. So that’s a great phrase to have. I can toggle by search volume, so this one has a huge search, volume 17,000. So I’m this is each day a new beginning for women. So that’s an interesting phrase to have their only ranking 13.

So that might be a strategy that I can use here, because they’re not really competing very heavily for this rank and for this one as well, this their ranking 16 in this one each day is a new beginning for women. Now that’s an interesting term. I would have never thought about right, you either and there’s only 1800 competitors. You know about 2000 competitors here. So that’s not very highly competitive.

It’s got a huge search volume, so that’s kind of crazy. So I would go and I would look at this research here. I put this down to to think about researching in this particular area here, but again, I think I would use the words from this phrase in my back end keywords. So this brings up another really good point: words versus phrases, keywords versus longtail keywords. In my back and key word area.

There is no strict science. Don’t make yourself crazy on this? Alright, I personally do a hybrid in terms of I use certain keyword phrases, because the Amazon algorithm is going to look up my book for each individual word and they’re also going to look it up for certain phrases now. If so, if a ton of people are looking this up now, this may be an actual book, so something that you should look it up and see if this is an actual book that somebody wrote, and so if it is I’d, be a little bit careful because I can’t be misleading in my keywords, but I could use this phrase if I’m running an Amazon ad.

So that’s something to think about. In terms of these keywords too, I would definitely take these keywords and use them in my Amazon ads 100 % for sure it didn’t start with you now. This has very few items, but look at that search volume. 8,000 people are searching for this again. This might be a book, so I would be a little careful how I phrased it in my backend keywords, but I definitely would put it into my Amazon ads that I ran and if it was a book I can also target it that book in my product, Research in my product ads on Amazon, but I do have to be careful in my backend keywords.

If it is a book, that’s a famous book, you know, like Harry Potter, I can’t put Harry Potter in my back-end keywords, so I would look at a couple of these other ones again. Many of these are perfect for Amazon ads, but as keyword phrases, I would use the word weight loss. I could certainly use that a good day and calendar I can use together in a phrase or maybe separated good days start with gratitude Journal.

We know that that is actually a term, but I can have good days I can have start with and I can have gratitude journal in my back end keywords and Amazon’s algorithm will put them all together. So I just really wanted to touch on how amazing this tool is not just for our 7 box back end keywords, but anybody who’s running ads. This is an excellent awesome tool and it also can give you ideas for other books that you might be creating, because I’m now getting looking at my how many competitors I have versus my search volume – and I would definitely go in and do more research anyway.

Now I don’t know if it will work for everybody. What what I found out and you can give it a try, is I looked at this book and then I right-clicked and I opened in another. Let’s see, how did I do that? I opened in another tab and then I did a second research. I only tried it one time, so you can give it a try and see if you’re able to do the same thing so that you can have multiple tabs open and do multiple researches.

The other thing is is right now he doesn’t have it so that you can download this as a csv or anything like that, but you can just either take a screenshot of this and save this as a screenshot. I use a tool that is called what is it called? It’s called full page screen capture, which is a chrome add-on, and then it basically captures this entire page and turns it into a PDF document. So I captured the page and then I saved it as a PDF.

So I have access to the PDF right here, so you can do that or probably you can copy and paste the whole into an Excel spreadsheet or into a Google Doc, and it should actually pick up the columns so that you can sort it. I haven’t tried that yet myself, so you can give that a try and, like I said see if you can open multiple books and then you can obviously save this information, because I definitely want to use these in my ad campaigns for my books that are in These categories, just some other things to touch on – he gives you the seasonality, semiannual evergreen, so you can know whether these are evergreen terment terms.

Most of these are in the book category, so I think that’s pretty redundant and we don’t need to worry about that. They’re, almost all in books, these this is in toy category. So if you again we’re running an ad and you wanted to have your book attached to a toy which you can with product ads, then this would come in handy to know that this is a toy or a game, but anyway have fun, have fun, have fun Grab this take a look at this article and then go do some research.

This is me, So if you don’t have a Google, My Business profile you’re, just not showing up for 90 % of the people out there who are searching It’s gone right, poof, Welcome to The Journey, I’m Nealey And I’m Morgan and today we’re going over the beginners guide to Google, My Business So Morgan. What is Google My Business? So Google, My Business or Gmb, as the experts call it yeah, throwing some acronyms at you Right, Google, My Business allows local consumers To find your business on Google Web Search and Google Maps, It’s a one stop shop for all Of your business information and users love it.

It’s visual! It’s tied to the map in the middle of the search. Results page it’s great. So when I do searches I usually see only three businesses pop up. Why is that? That is known as the Google, local three pack, Basically the best of the best businesses for that search, result The ones that have the Most optimized profiles the best of the best They show up. They only show three, Sometimes it’s three and an ad, but that’s how you get to be there.

You can click more results. And then you’ll see all of the Google My Business profiles for that search result but yeah, that’s the cream of the crop that show up in the local three pack [ Nealey ]. I dig it Awesome. So is this all Something you can show us Yeah, absolutely, let’s go check it out, Cool All right. So let’s take a look at Google, My Business in action. Let’s go to Google.Com to See what this looks like [, Nealey ], You should search How’Bout dog groomers [, Morgan, ], Dog, grooming, Okay, so let’s do a dog Groomer in Phoenix Arizona and see what shows up Perfect so the first Thing that you can see this is the local three pack that we talked about, which is the maps Google, based on these three Google, My Business profiles – these Google has indicated Are the most optimized the best answers for dog Groomer Phoenix Arizona Right on We have the Smelly Dog, Dog, Town, Pet Grooming and The Hairy Dog, So let’s jump into the first one to see.

What’s so great about this profile, [ Nealey ] Other than the name [ Morgan ] Other than the Name, it’s pretty darn good! So, as you can see right, Here The Smelly Dog they have optimized their Profile pretty pretty well, So they have their website link. They have directions because They have their address Hours of operation, all It says is open now an area of opportunity here. Is they could add full hours? So that way you can know well what, if I wan na go Tomorrow or on Saturday [ Nealey ] Right, when do they close? You don’t wan na go too late.

[ Morgan ] Right, [, Nealey ] and have to Go all the way back: [, Morgan, ], So they’re missing that which is fine, but that’s an Area of opportunity to fix You can also see that there are questions which people have asked. And then there’s answers in addition to lots and lots of photos about the business where it’s located. What it looks like inside Some examples of dog grooming and hair cuts and what to expect, if you were to take your dog here, That’s so important, especially just how the outside looks.

I don’t know how many Places I’ve driven past and it’s just a wild goose Chase trying to find it That makes it super easy for me, And the nice thing About Google, My Business in with the maps, particularly you, can see where this business shows up and maybe The Smelly Dog’s Too far away for you, so you can just click. On one of the websites, I like Hot Dogs and Cool Cats All Breeds Grooming. That seems more up my alley where I live and then you can click and you can see if this is The right business for you, So one other thing to point out we’ve been talking about.

You need to create your profile or claim your profile. Here’s an example right here: All it says, is dog grooming and there’s no information. It just has the location Most likely this was a user that just came in and said: hey I’ve had my dog groomed here, a grooming place exists but, as you can see, there’s no information. Other than the zip code, Literally nothing. So there is this button here that says own this business question mark you can click it and that’s how you can start the process to claim your profile.

If I were this dog Groomer, I would for sure do this right away because There’s so much information about my business – that’s not here, and people are looking for [ Nealey ] Right. If anyone goes and see that there their Going to think it doesn’t exist and their moving on. So that’s all I wanted to show you. I just wanted to give you visually what this looks like on. The search results page, so you can see what customers are seeing for your business when They search for you, So that was awesome.

Demo Thank you, but what about the audience at home? Why? Why should they set up A Google My Business account. It gives you so much more visibility to your local business, 90 % of the worldwide search. Traffic goes through Google, So if you don’t have a Google, My Business profile you’re, just not showing up for 90 90 % of the people out There, who are searching 90 % – it’s gone right. Poof and, like I said before, having A Google My Business profile, it really is a one stop.

Shop for your customers to learn everything about your business; Everything They love clicking on the pretty map and they Click on your business and they get your name Phone number address hours of operation, reviews star ratings and they can click and go to your website and check out photos of All your amazing products Right, it’s just it’s one link, but again they don’t Have to go any further cause all that information is there, And the last reason you should set it up is because can tap into Really cool analytics about people who are visiting your Google, My Business profile, I love analytics, but what What type of analytics, What can we see So it gives you information, About the number of people who are calling your Business from that link who are visiting your website all sorts of stuff, All right, so you have me sold.

How do we start So? The first thing you need to do is you need to create your Google, My Business profile, Go to Google.Com/business To create your profile or to claim your profile, because sometimes you’ll have a profile already created by other users, and you need to claim that to say “, Hey, I actually own this. This is mine,!” This is me And then on that you’re Going to put in some basic information about your website, the name phone number address, So the next step is, you need To optimize your profile, A lot of people fill in The basic information and go on their merry way and they don’t do anything else and Google doesn’t like that.

They wan na fully I don’t like that optimized profile. I know you don’t So optimizing. Your profile means going in adding photos of your business, putting your menu. If you have it, responding to reviews all sort of things to really Provide so much context and make that have tons of information. Also, if you have keywords, That you’re, trying to target on your website, For your businesses, you should probably sprinkle those in A little bit throughout Just a little bit Just a little little Taste of the keyword Right and that will help as well with SEO The more value you Can add to that profile to get people to actually stay and look around the better All right guys.

Write Real Estate Blogs | What do Do with your Real Estate Website Series 2018

What should I be doing with my real estate agent website? Our focus on this series is on, I guess, essentially, content marketing and what what we should be doing with the pages and and blog section of our website, to build more of a search engine presence. You know ranking higher on the search engines as well as through our social media, blogs. There’s so many ways.

We can actually publish and distribute our content, but it is important still in this age, to have a real estate website that people are finding through many different blogs and they’re, also finding valuable once they get there now. It is true that primarily buyers are looking at properties, but before these buyers even become buyers, they’re looking to answer their questions and solve their problems – and this is where real estate blogs come into play.

It’s important to have an article library of advice of real estate, advice and there’s all kinds of ways that you can create your blog. You can do it out of article and transcribe your article. So if you’re, not a writer – and you want to be blogging – you can actually record yourself on article. So so, as I go through through today’s article and I’m going to talk about blogging and where to get ideas for blogging, if you aren’t a writer, I want you just to shift that thinking into what.

If I put this on article, whatever she’s saying how to find all these topics, what needs to be in the blog, what if I did that on article and then simply had my article transcribed written word and then optimized it for the search engines and put it Out there, that is something you can absolutely do. You do not have to be a writer. You can also just record yourself on a recorder and send that out to get a transcript to get written word.

So, if you prefer speaking over typing, you still can blog. You just have to be smart about how you do it. Okay, I’ll just tell you really quick it and I’ll probably bring this up a couple times over the series. If you make a article you up loaded into your YouTube blog or you can upload it directly. There’s a website that I use called rev.Com re v, calm and for a dollar a minute or for a discounted hour they will transcribe your verbal word into written word for you, so I use them all the time.

So, for example, one of my series, if you I’ll go over here and I’ll, show you my my personal blog, really quick, my personal professional blog Laurie, Balan comm. I purposely went after a serie. I did this exact strategy on this website where I start with article and then we turned the article into a transcript and we optimized the transcript for the search engines and for the user experience adding in links pictures table of contents article that kind of thing so For example, here I’ll show you one that I just completed myself, so I know this one has everything it needs to have here.

Some of the other ones are still being updated, so we started with the article. This was a article of somebody, a presenter that came in and did a presentation, and then I ordered a transcript, so this particular one was about an hour long. So I paid you know that fifty sixty dollars for the transcript and then I went in and just took the transcript and put it into the written form. And then I just went in and added links and colors and notes and boxes and things that’ll break up.

That chunky heavy text when somebody is sitting here reading it, so you could do it that way as well. If you don’t like to the type you can even hire out your optimization services as well, if you don’t want to do that, so don’t let it limit! You, when you think of blogging as being something you have to write, think of blogging as something you have to create that informs solves a problem. Answers a question.

Okay, there are blogs out there that do other things like entertain, but in our particular case in real estate, we’re going to be talking about how we solve problems and answer questions. Okay. So now your next question might be well gosh. Where do I get ideas? I have no idea even how to start blogging. Okay best way to start blogging is start with the questions that your customers ask you when they ask you things like okay, we’re making an offer.

So now what happens? That’s a blog we’re making an offer on house and, and there there’s going to be multiple offers. What can we expect or how can we compete against multiple offers in a limited inventory market? What happens to my earnest money deposit? My offers been accepted now? What what happens during the home inspection should we be at the home inspection? What is escrow or how did the attorneys work it? What do I need to know about the HOA HOA fees, what are SIDS and lids, or whatever your your city? Taxes are called there that you know charge the neighborhood for Street assessments and improvements and whatnot there’s so many questions.

If you will just listen to the questions that your customers ask, that is the best way to start a blog and those actually do really well in the search engines as well. So that is one start one starting point: just creating a whole library of the buyer process. Closing costs what to know when you’re, when you’re getting approved for a loan. How to improve your credit score. I mean anything to do with that and then same with the selling process, what to no one’s telling your home? What do you need to know about home inspections? What how the appraisal can affect your sale sell? Our bad neighbor is affecting your home sale.

What you know market conditions that could affect the the sale of your home when you’re selling your home? What what should you do when you have multiple offers? What happened to the buyers earnest money? When do I get the buyers earnest money? You know all those questions are real deal questions you could cover in the whole process. Okay, now let me show you here on the screen. Another way to get some information all right.

There is a website here called answer the public comm and on answer the public. You can go into this search bar and type type in any kind, any kind of keyword or subject. So, let’s just put buying a home and then I’m going to click, get questions now. What am to the public does? Is it scours a web and it takes lots of different QA type sites and it puts them into a digest for you here in a visual and in a data form.

So you first you get this crazy-looking wheel. But if you click on data, now you have what questions why questions will questions will buying a home affect my SSI? Will buying a home affect my Medicaid? Oh there’s one I haven’t done will buying a home affect my financial aid. Why buying a home is a good investment? Why buying a home is a bad investment? How does buying a home affect taxes? What to expect when buying a home? What tax benefits are my home? Theirs, which questions where can can and eviction effects buying a home? Can I deduct buying a home? Can I refinance right after buying a home guys? You don’t have to think.

I mean look at all these blog ideas. It goes on and on and on and on. Then you could dive specifically into one of those if you type in sell a house that you have the same type of thing: how to sell a house during a divorce? How to sell a house, your upside down in how to sell a house and buy one? How does how to sell a house with nine cats? I mean it’s absolutely incredible. Now, there’s another site, if you need more called Korra and Korra is another one that has questions, I’m paying cash for a house.

Do I need a Realtor and you can actually go up here and just type in selling a house, and you can look at that topic selling your home and you can scroll all the way down and look at any questions. Can you sell your house to your child for a dollar? I love that. I love that question and and some of these, why do we do this one? We want to answer real deal. Questions too. We want to create topics that would interesting to everybody.

You know sometimes you’re interesting interesting only to a seller or buyer and sometimes they’re interesting interesting to the public in general, which make for great social media shares and amplification and eyeballs on your website, even if those people aren’t looking to buy or sell right away. We also write real estate blogs because we want to continue to prove to Google that we are that your website is the authority on the topic of real estate and that you, the author, are an expert in the topic of real estate, and these things help your Website rank higher for the topic of real estate.

One of the reasons why Zillow and realtor.Com and Trulia, and all those ranked in the top three in most areas for most real estate related keywords is because Google views them as the authority. Well, the better you can position yourself as the authority in your market, the more likely you are to rank for particular niches and topics, and and and things like that now, if I go over here and look at my analytics, let’s just take a look at my Cliquey analytics so cliquey is um.

You know it’s something it would be on, though, along the same lines of google analytics, where you can view how many people viewed certain pages where your visitors are coming from, how many actions are taking once their their bounce rates, and these types of things now click Heed us airily, replace google analytics put it to me. It’s got a it’s easier to digest some of the information out of quicker glance.

Okay, now, if we just take a small sample size of pages on my Las Vegas real estate website, these are I sorted these by the most visited pages? No excuse me. Let’s see how many pages my website has indexed okay, so not including general idx pages. There’s 4,000 pages so 4,000 pages that are not well, they actually might excuse me they might yeah they. Although they’re not idx pages, they come through my idx blog.

These have all been built out. Okay, so look just say: there’s 4,000 indexed pages that have been custom-built out on the website. Okay, if you pull an ITX you’re going to see you know 20,000 30,000, let’s just say out of those 4,000 sites that are indexed okay, so that we’re looking at a sample size of out of all of those. Where are people visiting okay, so number one is a blog post that I created called how to create luck in your house, and it’s got information about that st.

Joseph prayer statue that you bury – and I can tell you right now that my st. Joseph statue blog Has been my number one visited blog in every format I’ve created since it started, it doesn’t necessarily generate the type of leads that you would think it might. You would think it would. It would generate more listing leads because these these would be potential sellers, but a lot of them are already listed, but it is, it is a I do get listing leads from it and I do get a lot of traffic from it and it again is positioning.

My positioning me as a as an expert author and my website as an authority player authoritative website in the world of real estate. Okay, so that’s a blog post and then we have an ITX page and we have my home page and now. Number four is also a blog post, and this is my real estate market report, which we’re going to cover on a separate article more in depth, but it still is a blog post. Okay, then we have an ITX page.

Next one is another blog post. When is spring break in Las Vegas, that’s a hyperlocal piece and I’m going to cover that another article. Today we’re going to focus just on the real estate articles. Okay, then we have an ITX page, meaning a page. I built it’s designed just for them to look at homes under 200,000 and then we have a blog post. The buyer missed a closing date now what another blog post things to do for East or another blog posts? Those are idx pages, Summerlin mall, another blog post.

Okay, so you’re getting the idea here, closing cost was selling at home, another blog post. Now that one brings in some – and so the the proof is here, that blog post article style writing whether you start with the article you start with a written word, is still very powerful on the search engines when done with a lot of purpose when, when done With a focus on the customer and with the goal of diving so in depth into this topic that the the buyer or seller will have no other questions once the blog is completed, what does not work anymore? Are these canned boxed how to stage your home? How did you know how to the best colors to paint your house this out and the other that are 500 words that that are a brief overview? Now, I’m not saying those are still bad to have if having an article library that you can reference and send your consumers to or share on social media that are short with some bullet points or click description.

Those are fine. If you understand that your goal, the goal is to build just a short article library or the goal, is just to have a quick reference page. The goal is just to share something short digestible item on social that I can then drive them in to IDX. Fine fine and find good, good and good. Those are all acceptable. Ok now, if they’re not special and unique, they might not get any click throughs on social, but I’m not opposed to having those article libraries.

But if your goal is, I want to stand out. I want to provide unique value. I want to rank on the search engines you’re going to have to do much much better than that. Ok, so let’s take an example: let’s take this home selling process when you’re selling a house in Las Vegas. Let’s take a look at that particular blog post alright. So this is my brew website and I talk about it all the time, but for those of you that might be tuning in, for the first time, bruce tans for balan real estate websites.

My marketing company Balan brands builds wordpress powered ITX driven real estate agent web and I’m on one of those right now, so I have the option of making this a wide theme or I have an option of using the right hand column on a mobile device. Let me shrink this down, for you see I’m going to grab this little sidebar and I’m going to drag this down. Let me just close my background here, okay, so if we look here at this this little box and I’m string that down as far as I can, this is kind of what it would look like on a mobile device.

Now this on a smartphone, it depends on the actual device, how much room, how much you can see in your window, but this is kind of the idea: okay, so here’s their blog post and let’s take here. Let’s take a look at the components. Okay, first thing we have is an intro you’ll notice in my intro, I’ve also optimized, with a link for them anytime. There is something related to another topic on my website, I’ll, highlight it and include a link there, that’s called internal, linking where I’m linking to my own pages on my website.

That’s really good for showing the search engines. What your website’s about and kind of gives them a little bit more context as to what keywords go to what pages on your page and what your deeming as important through those highlights as well, and then sometimes I will link off to another website that, maybe is A source that I’m citing or maybe it has more information about something like city taxes or schools or or something specific that people can dive into national real estate trends or national mortgage information.

It’s also a positive signal to Google to reference off-site websites as well. Okay and then I’m going to I’ve got a call to action and I suggest putting your calls to action towards the top, not just at the bottom. Well, in some cases, it’s good to put them throughout. For example, that’s really a call to action right there, and this is a call to action here, I’m offering this seller what’s your homework, what’s your house worth I’m including this button? Obviously, because if they want to go right to that home, you and that’s really what they were looking for.

They’ve got an option to go there. This goes to my instant home valuation page and on our brew websites. We actually help you integrate a tool that does that as well. Okay and then I’ve got a table of contents, which I think is absolutely imperative, and I’ve got a article on how to create these table of contents manually. If you have my website the brew you just drag it in, but if you’re using another WordPress site, there are plugins that you can add to create this table of contents.

Well, what that table of contents does is it reduces bounce rates? It encourages clicks and actions on the page, especially on mobile, because the consumer doesn’t want to read all that stuff and they don’t want to look how far they’d have to slide down to figure out what they might be looking for, whereas a table of contents, it’s Going to help them quickly go to where they want to go. So if they want to learn about how much your appraisal fees, they click that button and it shoots them right down to just that answer and then they can go right back up to the top and read the table of contents.

This is creating a quality user experience, especially on a mobile device, which we know now. Over 50 % of Google searches are already proven to be mobile devices, depending on your market you’re, probably seeing more than 50 % of your web traffic is also coming from mobile. At this point, so it’s important that we are designing for mobile okay. Now the blog I break down into portions you’ve got to break it up into I’m going to cover this topic and answer this question and this topic in this question in as small as pieces.

As makes sense, okay, so this particular topic is closing costs when you sell a home in Las Vegas, so the first paragraph is on how much your Commission’s all right. Now I just realized in my own teachings. This is an old blog. I need to go in and put some spaces in between wherever I like to put spaces now anywhere, where there’s two sentences together or more because on the eyeballs, this is too much chunky text, especially on a on a mobile device.

We need spaces in there because the spaces help the eyes flow down. The page makes it easier to read so anytime, there’s two sentences together now, which is my best practice. We implemented some time last year. Every time there’s two sentences, we put a space and then two spent sentences. We put a space, but I’m covering the answer, how much our Commission’s in one paragraph and then there’s a divider, then there’s a break okay.

This is an h2 tag, so when you’re, creating a blog and I’ve got other lesson plans and articles on how to optimize your blog these h2s headings, these are called headings so there’s heading 1, heading 2, heading 3, heading 4, heading 5, heading 6, look at it Kind of like an outline heading 1 is the most important thing. Well, that’s already the title of your page. That’s a heading 1! Now, all of your subparagraph, all your paragraphs are broken into these little subsections.

Those are heading twos and then, if you even want to go down even smaller, like let’s just say under this, how much of Commission’s I’m going to divide down and separate that into buyer and seller commissions? For some reason, one would be heading three and the other one would be heading three buyer Commission’s heading three seller Commission’s heading three as a sub. Those are kind of like sub headings of that.

How much are Commission’s, which is heading two. So if you kind of picture in your head like an outline what’s most important and then and then then you know what to put those in well, it’s it’s a common practice to use these heading tags, one they’re, larger, they’re, bolder they stand out, stand out. So they’re easy on the eyes and they look like a separator. They they visually make you understand this is this: is the topic section we’re on right now and they also indicate to the search engines as well that this is what this topic is about, and all of these h2 tags and h3 tags tell Google a little bit More, this is what the entire topic is about: they’re kind of a supplementary to to your keywords and whatnot they’re telling Google hey.

This is what the topic is about. Although I got ta tell you Google’s pretty smart at smart now and doesn’t need our guidance like it once did, so we don’t keyword stuff anymore and we’re really covering a topic more than we are optimizing for a particular keyword. So it’s smart, but these still, these still our best practices. Okay, so you see those I covered the internal linking and then oftentimes you’ll see my little related articles at the bottom of a paragraph and in this particular case it might be a benefit for me to go back in and put more of those in there.

So they could be a related article, it could be a call to action, it could be a phone number click to call. It could be a little forum now that they’re going to fill out it could be. I could have a little button right here now. Oh, this is actually really smart. I don’t. I love. I love when I teach, because I give myself ideas, I’m inspired by teaching, because I haven’t looked at this blog post in a long time and it ranks number ranks on number one in my market.

So I never think about going in and changing it, but I should I should still go in there and change it to today’s best practices. I should have a list of appraisers in Las Vegas, potentially put big a list of home, inspect praisers home appraisers in Las Vegas and make a list of them, and then here I can have a little button that says view the list of Las Vegas appraisers. It could open in a new tab, so they won’t lose their position here and then that appraiser list would point back to my page.

It’s all about appraisers appraisals and that would add more link equity to that blog post. So that’s of a benefit to me anytime. I’m creating a blog. I should be in spider, inspired to create another blog. If I’m not I’m not doing it right, even at this level, where I’m blogging every day all day, I still every time. I look at me right now. I’m I’m inspired by just looking at my blog post of what else I could be doing to make this better to make dad more value to the consumer, to add more signals to Google, my brains just wired.

That way. So so will yours be at a certain point if you’re the one creating your own content, if you’re, not the one, creating your own content, you’ve got somebody else. You’re directing this to they should be inspired to go, create more blog clothes say with a article. I do a lot with article on YouTube. Every time I make a article, I’m open my Apple reminders and I’m adding three more articles.

I want to make, because I realize I’m something about another topic that I haven’t covered or or or a topic that I could drill down farther into because there’s always you know you’re addressing a niche or topic, but there’s always little niches inside the niche. There’s always ways to drill down on that topic inside of that master topic. Okay, so always have a list running of what you’re going to do next, what you’re going to do next or what you’re going to order next.

Okay, a lot of this content, I don’t even write. I have ghost writers for most of my real estate articles anymore. I don’t write because I don’t work in the field. My real estate team here in Las Vegas. I do all the lead generation and they work with the clients. I used to work with clients, but that was seven years ago. I don’t think I’ve worked at the client in seven years. So for me, it’s a little bit more challenging because I’m not out there in the field every day, so I rely on other experts to create real estate articles and then I go in there and clean them up and optimize them and and make them look good.

My marketing company, I opened Vallon brands calm. We now have a writing staff and we write and sell articles to real estate agents as well. So if you don’t want to be writing this stuff and you want to get on a strategic, purposeful, consistent content plan, but you don’t want to be the one to create one that creates it call our marketing company and talk to us about this. Okay, alright and that’s Balon brands, calm, so caring down again, I need to put some spaces in there you’re getting the idea of how I break down all of these topics and then at the bottom.

Here is my other call to action. You’ll notice, it does not look like the call to action on the top they’re different on top there’s a short button on the bottom. I’ve got a little box here that has a call to action and then there’s the menu. However, your theme shows your menu mine pushes that side column down to the bottom of the of a section. Now I will tell you when it comes to blogging that when it comes to any page on your website, most people will not scroll past the middle of the page to get to where they’re going to, and this is why this table of contents is so important.

I’ll tell you another thing that this table of contents does it also create something called sitelinks? Let’s see if this one will do it hold on closing so here on this one we actually, I don’t think I see the site links. I do have a featured snippet, which I cover in another lesson plan the featured snippet is when Google believes that you have the solution to the searchers intent a lot of times.

That’s an answer to a question up here we have the closing cost selling Las Vegas and they believe that my answer there is a correct answer, but another thing that that sitelinks can do. Let’s see, if I can it’s not guaranteed all I can give you sometimes our best practices, and sometimes they turn they create those results, and sometimes they don’t. It depends on how the algorithms going to work with that particular query and then the answer.

So here’s an example. This is my website here and you see on the bottom, how it has eight nine one, forty one and eight nine one, four seven, but nobody else has that at the bottom, these are site links and these site links have give us additional opportunity. Now for people to click and what they actually are is they are part of the table of contents right here, you’ll notice, I’m going to go to the Vegas page, see this table of contents, that’s actually where they’re formatting those clicks from, and so sometimes it’s from The table of contents – and sometimes it’s just from creating these header tags, these h2 tags and then having content inside of a block where it looks more like a list or a segregated structure, sometimes they’ll pull it out of that they can detect a recipe.

Numbered sequence bullet points, so there’s lots of lots of ways to earn in these extra site links and things like that and go back to my blog, so many tabs alright. So that’s another reason why we do these tables of contents and why we do these heading tags and separate things into individual paragraphs, okay and so the best way to get started with when you’re starting a topic is, let’s just say we go over to Cora and We’re looking at all right, I like this one.

What is the most difficult part of selling your home without an agent and by the way you can click on the question and answer it. You can also click on the question to read other people’s answers and get ideas now this person actually took the opportunity to answer in the format of a blog, and this is exactly a great answer – I’m going to change my mind on that. It’s not a it’s! Not necessarily a a great answer for that particular question: it looks like they kind of pulled it from another blog and it looks like maybe yeah it’s not, but it’s really not bad at all.

So this is, this would be the concept so so the question is: what is the most difficult part of selling your home without an agent one setting the right price, and then he answers it. One of the most critical aspects of selling a home setting replace the Dada Dada okay. Now this each paragraph, let’s just say: if you’re really really covering the topic in-depth, you could break each one of these portions down these.

These segments down into a larger block, a larger topic so, for example, setting the right price. Now we’re specifically answering this guy’s question of, what’s the most difficult part setting the price, but if you really wanted to dive into a setting how to set your sales price – and I and you put that on article or you put it on blog and you’re. Looking at you’re describing charts and how to price ahead of the market and why you don’t want to follow the price down and and how a hole in this price correctly is going to get more views and might encourage multiple offers.

You’re, not answering that. In 200 words, you might be covering that topic with a thousand or 2,000 words if you’re diving in depth. Okay. So, while this is an OK paragraph, it wouldn’t be an OK blog post on its own, so there’s got to be times when you might just write a paragraph, but then you make yourself a note and go. Oh. That sounds like a good topic right there. How to set the price when selling your house – and you got this great in-depth topic.

Well, you might choose to put the whole in-depth topic as that paragraph, and now this is a thousand words okay, it could be it right now. Let’s just say it’s to two hundred: it could be a thousand words all right now. Look at this next section marketing, so they did exactly what I teach that marketing is a heading. It stands on its own. It indicates there’s a new portion of this blog and, if you like, if you, if you are going to write this content, but there’s no way you’re going to sit and write thousands of words in one sitting, you could just write one Peete paragraph on Monday right.

The next paragraph on Tuesday right, the next paragraph on Wednesday by the weekend, you’ve got your blog written and then you’re, adding images articles often you know, following my optimization steps to optimize it for the user and for the search engines. Okay, now look what he says about marketing. Even if your home was an attractive location without proper marketing, you probably won’t find any interested buyers.

The best marketing strategy is listing in the Multiple Listing Service, which only real estate agents have access to how much that is. Not answering the question in-depth, but he didn’t have to he’s answering their question as a whole. But if you’re saying how to market a home to sell you’re going to dive into all kinds of marketing from open houses to whether or not magazines and newspapers still work to digital marketing to syndication to you know, maybe how pay-per-click marketing and all of the things That you believe a real estate agent should be doing to market a house proper photos, articlegraphy drones, capture of the neighborhood, viewing showing feedback, blah blah blah blah blah blah blah all the things that go along with marketing.

That’s a blog post in itself. Isn’t it how to market a home to sell and if you even want to get more niche, focused how to market a home to sell in ten days how to market a home to sell during a divorce how to market a home to sell with pets? You know you can really dive into all these little specifics and make those little specifics, part of that long, blog or or part of party each one individually on its own okay.

But let’s just say again: I’m going to go and dive in and do this one at a thousand words and I’m going to go in and do this one at a thousand words. Now I’m not counting the word saying I have to a thousand words, I’m using an example that, if I were to dive in depth to these, I could easily create. A thousand words doesn’t mean you have to K, depends on where you are and what your competition is and what you’re doing, but I’m always thinking to myself.

How can I better answer the question? What was the guy’s question? His question was, what’s the most difficult part of selling your home without agent, so do you have to answer more than that in the marketing portion? Not necessarily, but do I want to add a link in there for him to click over to an article? That’s more in-depth, absolutely absolutely so I’ll make myself a note and say: create a blog post on marketing your home to sell or how about this niche one.

How to market your house when your a for sale by owner – and you tell them every possible way they can market their house to per sale by owner, but then you have of course, porch links to other pages on your website. You have called action to get their home value. You’ve got an offer that helped them sell if they, if they have any challenges down the road whatever it is. So that’s another blog idea: okay, managing emotion.

So now he basically describes that, when you’re selling for sale by owner you’re emotionally connected where, if you use a real estate agent, you’re going to have a biased party, that’s not connected personally to the emotions and the history and whatnot of the house. And so they’re able to remove that that’s a nice paragraph would that one go on any longer. Probably not I don’t know. Maybe if you’re passionate about that segment, you understand more about it.

That could go a little bit longer and then closing the deal all right. Now let me tell you something if I were to write a blog post called, what’s the most difficult part of selling your home without an agent, and I only write the blog post as this, it probably won’t rank on the search engines. It’s just not enough. In most markets to stand against the competition okay, so I personally am going to going to go farther with this.

I’m going to go, I’m going to find more challenges with selling a house for sale by owner how about paperwork? What’s the most difficult part of selling your home without an agent? How about the paperwork holy cow? That’s a big part of what the for sale by a by a for sale by owner! It’s have problem with how about what’s the most typical part of selling your home without an agent, you actually make less money, here’s.

This might be fine. If I’m going to write a blog post designed to rank on the search engines, I’m going to write to 3,000 words easy and I’m going to add article and I’m going to add images and I’m going to add a table of contents. It’s the same format. Every time, essentially for me that I’m that I’m working on building okay so less about the actual number of words, although you hear me say numbers two thousand, three thousand ten thousand, it’s more about how deep can I cover this topic in a way? That’s not just stuffing words on the page, but is actually helping that customer.

If you can do that in two to three hundred words – and nobody else has then you’re set, you know if you’re writing a restaurant critique about Hell’s Kitchen that just opened, and I want to talk about Gordon Ramsay Hell’s Kitchen. It just opened. I might have a chance to write a short critique and rank on the search engines, but over time as more and more blogs develop and more and more people write about that restaurant it’ll be harder and harder to rank.

So I need to do better. What else does that person want to know that’s going to Hell’s Kitchen? They want to know about pricing, they want to access the menu they want to know how they book reservations. They want to know how close the tables are together, how private it is or how you know, they’re how what is parking like? Is there valet parking? Do they have to pay for parking? All of those things are going to come into play.

Do they have a gluten-free menu? Okay, so you have to put your head in the mind of the consumer when you’re writing these real estate articles and really think about how much more can I cover them? Alright. So that is basically the idea images articles wherever possible. In fact, I don’t know why my article is not on that page. I have a article for this, so I’m going to go back and fix that up anytime, that you can article dividers quotes stats, highlights most of this stuff that I’m doing here, like these yellow boxes and things like that.

We’re building into the brew, but for right now, they’re done through short codes ultimate, which is a free plugin that allows you to add, quotes and boxes and highlighted items with different colors. You can add dividers. So if you have a wordpress site, you can do everything here that I’m doing you just might have to do more manually than than what my real estate websites naturally have built in them.

It’s really basic and that’s why we come to one thing about the program. Is that it’s very simple? I mean this is done for you. So all this business is like automated it’s one basic package and there are not a lot of what what’s the best thing to say. I mean you, don’t have a lot of control over this business. I mean there’s not a lot of things that you can tweak, and you know that I would say is like maybe the decent planets of this program.

I mean I mean Patrick, could one day decide to change something that you know would make this program not work. If with Facebook ads, I don’t know, I’m just saying something out of my head, but that’s that’s the decent man is, I mean you. I would never build an entire online business around this program because of the lack of control. So I would use this – and I am using this program to you – know – complement my online business.

It’s one income stream in my business. However, I don’t build a business around this program because I know that one day this program could be gone or he could make some kind of drastic changes or I don’t know you get the point right. Okay, so definitely check this, I mean try it out. I mean this think of words I can. I can definitely. I can definitely support that plane. I mean this is proven. This is proven and tested.

That’s the good thing these you know you don’t have to go into a/b split testing to see if this button here is it’s something that works. If this headline is something that works. Marketing Tip o’the Day… Desire

Okay, a couple of tips ago, we talked about the ADA formula last tip. We talked about the first two pieces of the ADA formula, those being attention and interest. Today. Let’s talk about desire desire, though, how do you cultivate in a prospect the desire to have your product? Well, you remind them of what their needs.

Are you remind them that they, this product can help them solve some problems that they’ve got, but, most importantly, you appeal to their emotions. How do you do this? You recognize that we’re all pretty much powered by the same kinds of emotions. We all have a need to feel important. In fact, I like to say we all walk around with an invisible sign around our necks and everybody signs says exactly the same thing make me feel important.

If you can tie your product to how these people will feel important, you’ve got a better chance of making the sale. Another main driver is the need to love and be loved fact nothing’s more powerful than that in our lives, and it is a key emotional driver. If you can tie your product or the benefits of your product to a person’s need to love and be loved, you will create in them want and desire. Another approach, variety, we all have a strong need for variety in our lives and it is an emotional factor.

We don’t want to be the seeing the same as everybody else, and so, if you can p appeal to variety and how it will make the person different, you have a good shot of cultivating that desire. And then the last thing that you can use as an emotional driver to cultivate desire and let people and make them want your product is to appeal to their need for convenience or to what I call the Leys factor. You know this society runs at a frenetic pace and anything you can do to make people’s lives easier to get them through the chores they have to do faster or enable them to be able to relax a little bit.

That’s a tremendous driver and will cultivate desire.
